In Colorado, you will have a choice of them being your buyer's agent who can advocate for you or a transaction broker who can only handle paperwork but cannot advise you. By the time you have met with your Realtor®, you will have a very good idea of areas and what your money can buy in each of them. You will have 4-6 properties on your short list. Expect to make an offer on one of these because they will be the best of the best wrt terms, price and condition.

In Colorado, the contract to close period does not normally involve a real estate attorney. Consequently, your agent must have someone on her/his team that is a specialist at contracts and paperwork. In general, agents who are good with people are not always specialists at the details and critical time line of contracts. The best buyers agents will have a transaction team to help with the paperwork and get you to closing safely.

Now is the time for little details. Make sure you have chosen a home inspector. Start early with this since some insurers either won't insure the home or will charge an arm and a leg because of the State's fires. Find out who the utility providers are and change them to you. Getting the keys
